In ordinary English, hope is an expectation so, in that verse, we can substitute hope for expectation. Therefore, faith is the substance of an expectation we have.  Looking deeper we can uncover that substance is a tangible material with specific characteristics, which then means that faith is the tangibility of our expectations.
